  • You need enough space to accommodate the unit, an accessible garden (even if we need to access through the house), and most importantly check with local authorities it falls within permitted development, or if you require planning permission.

  • Garden rooms provide the extra space you need from the home. They can add value to your home life and to your property by increasing the square footage of a property's living space.

    Estate agents and lenders estimate that the extra space provided by a garden office can add between 5 to 10% to the value of your home.

    Garden rooms cost the a fraction (up to 1/4) of the cost of extending your home conventionally. You can achieve the same living space, for a fraction of the cost, at a fraction of the time, and with minimal disruption.

  • Depending on the size and model, your yardbox will either be built using insulated panels, or if it is bespoke, it will be a full timber-frame or light-weight steel frame construction. At yardbox we have skilled tradesmen with years of experience, and each yardbox is crafted with care to the highest quality standards.

  • Depending on the size of your garden room the build time is between 5-10 days. This may increase slightly if there are a lot of groundworks to carry out prior to installing the unit.

  • Garden rooms can be built within permitted development in most cases. It is important that you check this with your local council.

    Planning regulations differ slightly between the UK and Ireland. Typically the largest garden room that can be installed outside of planning is 25m2.

  • It is always best to talk to your neighbours and inform them of the works out of courtesy. If it falls within the rules for permitted development, you do not need their permission, however it is best to keep them on side.

  • It is best if you have a concrete base installed in advance of our works. This will reduce our time on site allowing us to complete your project in a shorter time scale.

    If you cannot carry out the works in advance, do not worry as we can provide this as an extra.

  • Garden rooms are designed to last for many decades with little annual maintenance. The external finishes used are chosen because of their long lifespan, roof coverings and claddings used, are estimated to last 25+ years.

  • We offer a range of cladding options from Western Red Cedar, Siberian Larch, uPVC and Composite.

    Our most popular cladding is Western Red Cedar. Its contrasting colours provide a beautiful façade.

    Western Red Cedar is naturally durable when left untreated and is in the highest durability category of any softwood listed in the European standard. 60 year service life untreated can be expected with Canadian Cedar. Treatment is only necessary if the weathered silver grey colour is not desired.

  • Your garden room will be fully wired with electrics.

    If you require water, we can plumb this in, providing there are nearby services.

  • In general home office expenses can be tax deductible however you need to check with your local revenue.

  • Our garden rooms are custom built to your needs, whether your garden is 5metres wide, or if you have plenty of space.

  • We offer a range of foundations from a concrete base, ground screws and concrete posts. Depending on access and intended use, we can advise on the best solution.

    For a home gym, due to the heavy weights we advise that your yardbox is built on a concrete base. This provides a solid foundation for dead lifting and dropping heavy weights, without damaging the integrity of the structure.

  • We can install a range of foundation systems from a concrete base, ground-screws or precast concrete posts. The ground screws and post systems allow us to install on uneven ground.

  • Extra soundproofing can be installed to the inside of your garden room. Each yardbox is fully insulated with 100mm earthwool and insulated plasterboard, providing good sound and heat insulation as standard.

  • We can hardwire CAT 6 cabling into your garden room to connect it directly into your home network. If your garden room is close to the house, typical WIFI boosters can also work.

  • We can install bathrooms and small kitchens within your garden room. We can also construct full living accommodation by joining multiple units together. This may require planning permission, and we advise that you check this with the local planning authority.

  • Yes we can join together multiple garden rooms to create a larger living space. You can book in for a viewing at our showroom to see our 2 bedroom yardbox Living Modular Home.

  • Depending on if your yardbox is multi-purpose or not, we can provide a range of flooring options. BLK BOX specialise in gym flooring, and you can find their range here.

  • The large doors and side window provide natural ventilation. Each yardbox comes standard with smart electric heaters which can be linked up to your home WIFI. These allow you to turn the heat on from your mobile phone.

    If you want the ultimate climate control, we can provide you with an Air-Con unit that allows you to control the temperature on the hottest or coldest days of the year.
